Refuse chutes carry rubbish down and, if neglected, carry fire and smoke up. Hopper doors that do not close, shutters that do not drop and chutes lined with grease turn a convenience into a hazard. We inspect, clean and repair chutes across housing stock as part of a block’s fire safety programme.
What we do
- Inspect and adjust every hopper door for self-closing and sealing.
- Test the fire shutter, fusible link or actuator at the chute base.
- Inspect and test chute sprinklers where fitted.
- Clean and deodorise the chute; clear blockages.
- Repair or replace hoppers, shutters and chute sections.
- Photographic report per block, uploaded to the portal.
Frequently asked
Why is a bin chute a fire risk?
A chute runs vertically through every floor. A fire in the bin room or in the chute can travel up it if hopper doors do not close and seal, or if the fire shutter at the base fails. The chute is a fire compartment and has to be maintained as one.
What does an inspection include?
Every hopper door for closure, seal and self-closing action; the chute for damage, blockage and build-up; the fire shutter or fusible link at the base; the chute sprinkler where fitted; ventilation at the head; and signage. We clean and deodorise where required.
