The bin store is the most likely place in a block of flats for a fire to start. Sprinkler and suppression installations over the refuse area are a simple, effective control, and like every control they need to be tested to be relied on.
Our inspection
We check the water supply and isolating valves are open and secured, test the alarm and drain valves, inspect every head for damage, paint and obstruction by bins or bags, check pipework supports and frost protection, and confirm that the flow switch signals to the fire alarm or the alarm receiving centre. Defects are photographed and graded. Where bin chutes discharge into the room, we can inspect the chute and its fire shutter on the same visit; see bin chute maintenance.
Frequently asked
Why do bin rooms have sprinklers?
Refuse stores are the most common place for deliberate and accidental fires in blocks of flats. A sprinkler or suppression head over the bins contains the fire until the Fire and Rescue Service arrives and stops it spreading into the building.
What is checked?
Water supply and stop valve position, pressure gauges, alarm valve and test valve operation, head condition and obstruction, pipework, hangers, frost protection and the flow switch link to the fire alarm. We run the test valve and confirm the alarm signals.
